The problem

Landlords juggle rent, metered water, garbage fees, deposits and caretakers across notebooks, M-Pesa messages and WhatsApp. Balances drift, receipts go missing, and moving a tenant out turns into an argument about what is owed.

What I built

Automated monthly billing for rent, water and garbage, with balances that carry over correctly.
M-Pesa and bank payment recording, deposits, and a move-out settlement flow.
Tenant onboarding with ID details and digital tenancy agreements.
Caretaker accounts with role-based permissions enforced in the database, not just the app.
Occupancy and revenue analytics, with receipts printed on Bluetooth thermal printers.
Android and Windows apps on one Flutter codebase.

Outcome

In daily use by its owner to run their rental properties.
